The City of Iowa City recently began exploring the possibility of purchasing an eighty acre plot of land west of Scott Boulevard and north of U.S. Highway 6 with the intention of developing it for industrial use. (See Figure 1 for site location.) The following examines potential traffic impacts of such an expansion on intersections near this tract of land. Traffic impacts from further industrial development in this area will be seen most clearly at nearby intersections; such locations are known as critical intersections. The analysis attempts to project the traffic generated from a variety of scenarios of development based on the current land-use patterns established in Iowa City's other industrial park, owned by Business Development Incorporated (BDI), located west of the proposed expansion site, across Scott Boulevard.
